This has been a property boom area over the last few decades and the market is predicted to continue its growth at a steady pace.

Its estimated that 1 in 5 homes is now owned by Buy-to-let investors and private landlords and this is set to increase over the coming years.

There are numerous ways in which we can help you to raise funds for your Buy-to-let clients.

If your client owns an unencumbered Buy-to-let property we can raise funds against it and the funds can be for almost any purpose.

Funds can be released very quickly, once all required documentation has been received if it falls into the unregulated Buy-to-let category.

Consumer Buy-to-let now sits within a regulated framework and so follows a different process.

A second charge loan on a Buy-to-let isn't dependant on personal income so an applicants employment status isn't taken into consideration, it's dependant on rental income, so if your client isn't working or their income doesn't fit criteria on their residential property, they could well look to secure a loan on their Buy-to-let property if the rental income is at the required amount of 120%. An example of this is, if the loan has a monthly repayment of £1000 per month the rental income must be a minimum £1200 per month and your personal income isn't even taken into consideration.

Our extensive lender panel allows us to fund up to 85% LTV on Buy-to-lets, we also have interest only products available and they will accept clients with adverse credit.

Does your client have a property portfolio and wants funds, well we can raise funds using several of those properties if they fit criteria, for example we could raise £60k using 3 properties as security which is multi structured finance.

Ex Pats and Non UK residents can get a secured loan on their Buy-to-let property just as long as the property is in the UK. We have had a case approved on a Greek National, residing in France with a Buy-to-let in the UK.
